Our growth levers

The managed real estate market is constantly changing. Among our partners and in society, new aspirations are emerging to live, work and travel differently. At MAGORA, we are fully aware of the scale and effects of these changes. We are constantly integrating them, with expertise, agility and creativity.

Diversification and consolidation of our activities

In order to continue our growth in France and internationally, we are focusing on a diversification and consolidation strategy. Already present in tourism, business accommodation and co-ownership management, our activity has diversified with our student residential and co-living offer, our campsite offer as well as our offer for independent seniors. With the acquisition in June 2024 of the Les Essentielles network, our catalog of senior serviced residences has expanded to reach 25 residences in our portfolio and 2,300 housing units. We have also developed our real estate transaction and luxury property rental activity following the acquisition of a majority stake in Les 2 Alpes in the Alpissimmo agency.

Upgrading our concepts

At MAGORA, our goal is to meet the ever-changing expectations of our clients, in search of new standards or redesigned living spaces. We have therefore decided to develop part of our listing towards more premium accommodation, particularly in the mountains. They are located in luxury residences, made up of spacious apartments and large relaxation areas, such as in Alpe d’Huez, Courchevel or Auron. By the sea, a brand new setting on the Giens Peninsula completes MAGORA’s presence in the Var region in the south of France, open since July 2024.

International expansion

MAGORA is accelerating the deployment of its Odalys Vacances, Odalys City and Odalys Campus brands outside its borders. In Europe, 7 Odalys Campus residences are planned by 2025: 2 new student residences in Lisbon and Porto in Portugal (2024), 3 in Spain in Seville, Granada and Zaragoza (2024 and 2025) and 1 first opening in Belgium in Liège (2025). In French-speaking Africa, a first Odalys residence will open in the Côte d’Ivoire in Abidjan in early 2025. Another establishment is already planned in Kigali (Rwanda) in partnership with our shareholder Groupe Duval, and more than 6 opportunities are under consideration, in particular in Senegal.

The leading network of franchised campsites in France with 133 members including 112 independent campsites and 21 directly operated campsites, Flower Campings offers a wide choice of fully equipped accommodation ranging from mobile homes to chalets, canvas homes, canvas bungalows or lodge cabins, as well as hundreds of camping pitches. Campsites in stunning natural settings on a human scale, rooted in their region and committed to a more sustainable tourism.

Odalys City, key player for city-centre apart’hotels

MAGORA has been pursuing a sustained development policy in the urban apart'hotel market for several years under its Odalys City brand with 32 establishments in France. Consisting of fully equipped ready-to-live-in studio apartments and apartments, they offer hotel services (24/7 reception, bathroom linen, luggage storage, etc.) as well as well-being areas with swimming pool and/or hammam/sauna and in some, meeting rooms are available.

Odalys Campus, co-living residences designed for the needs of students and young professionals

In response to the lack of accommodation available in a large majority of university towns, MAGORA has developed a concept of modern, fully-equipped residences for students and young professionals. They offer modular communal areas and private accommodation organised around a sleeping area with bathroom, a dining area with kitchenette and a work area with desk and high-speed internet connection.

Happy Senior, the new generation of senior residences

Happy Senior is an innovative residence concept allowing seniors to live independently in spacious and pleasant accommodation, while benefiting from different advantages : locations in the very heart of cities, fully independent housing solutions allowing you to have space and accommodate your loved ones, quality catering, à la carte services and activities, and all this in a secure environment.

SGIT, expert trustee of serviced residences

Recognized for over 30 years for its professionalism in the property management market with a total of 22,000 lots under management, SGIT, a subsidiary of MAGORA, has built an original property management offer specifically dedicated to managed real estate, with a view to controlling operating costs for the operator and enhancing the value of the investment for the co-owners. With the ambition of becoming the leading property management company for managed residences in France.

Odalys Plein Air, sale of residential mobile homes

In response to the increase in the number of people who wish to own an affordable holiday home, MAGORA now offers the possibility to purchase new or second-hand residential mobile homes located on private plots rented all year round. These mobile homes for sale are located in Brittany, in the Vendee, in Charente-Maritime.

Alpissimmo, specialist in the rental and transaction of luxury properties

As part of its plural diversification policy, MAGORA has integrated the Alpissimmo agency, specialising in rental and real estate transactions and upmarket tourist rentals in the French Alps. SDM, specialist in hotel and residential interior design

A subsidiary of the group since 2009, SDM has established itself over the years as a key player in the market for the development and renovation of managed accommodation in residences: leisure, student, business or senior. SDM designs, develops, equips, coordinates and carries out development or renovation work on apartments and studio apartments and the varied communal areas.
